Signs of Life in Housing Market


 


According to a recent story in the Wall Street Journal, analysts have noted that sales of properties in New Jersey under $400,000 rose by 11% in the last quarter of 2011 as compared with the same period a year ago.  Many analysts have observed that housing market recoveries often begin at the bottom.  The change can be attributed to a gradual improvement in the economy and an icrease in confidence among entry level buyers backed by federal housing programs and low mortgage interest rates.


 


However, improvement in the market has not been uniform.  Generally, more affluent towns that are closer to New York City have fared better than others while lower income areas have been held back by higher foreclosure rates, tighter mortgage standards and unemployment.  A prime example of this would be in Tenafly which in 2011 saw both an increase volume of sales and a 12.6 percent increase in prices from the previous year as reported in The Record.


 


The National Association of Home Builders also recently reported that its housing market index has reached its highest point since 2007.  According to Dow Jones reports, builders expectations for sales in the northeast over the next six months reached the highest point since 2009.  Finally, the National Association of Realtors reported that the number of Americans signing contracts to buy existing homes increased in November to the highest level in 19 months.


 


"We definately are seeing an increase in the number of young professionals who are eager to buy.  The consensus among younger buyers is that the market has probably bottomed and now is the time to buy and take advantage of what are likely to be the lowest interest rates in a generation. We are optimistic about the real estate market for 2012 and anticipate many buyers realizing their dreams, said Bill Beckett, broker/owner of McSpirit & Beckett Real Estate.
